The most common and possibly most expensive hidden costs are for the fees you will pay your lender for closing on the loan. These costs can add up to anywhere from 2% to 3.5% of the price of the home. For example, if the price is $200,000, you might pay around $4,000 to $7,000 for the closing costs. While there might be some steps you could take to lower these a little bit, you will still have to pay around 2% for them.

Fees for services

When buying a house, there are also hidden costs related to fees for services you might need. For example, if you want to get any inspections on the house, there will be extra costs you will have to pay that are not figured into your closing costs.

Repairs the house needs

You should also realize that when you move into a house, the house might need some repairs. Even if the repairs are minor things, the costs for making them can still add up. You should figure on spending at least a couple thousand dollars on repairs the house will need when you move into it.

Things you need for the home

Most people do not figure in the costs for things they need for the home after moving in, and that is why these are also considered hidden costs. Once you get moved in, there might be dozens of things you need. For example, you might need new shower curtains for the tubs. While new shower curtains might not cost a lot, you might end up spending a lot when you add up all the things you need to buy for the house.
